City Council is considering a proposal that would revise the zoning regulations on East 12th Street along the lines of the recent revisions to the zoning regulations on East 11th Street (item 44 on the agenda). The new regulations would apply between I-35 an Poquito St. and would generally allow for mid-rise construction along 12th Street. ...

The Planning Commission approved a proposal by the Organization of Central East Austin Neighborhoods to tighten the McMansion restrictions applicable to the smallest lots in Central East Austin. The proposal would remove the current McMansion rule allowing a house up to 2,300 square feet on any size lot. Instead, these lots would only be allowed to build floor area equal to 40% of lot size (e.g. a 1,500 square foot house on a 3,750 square foot lot). City Council may take up the issue tomorrow, but will probably wait until next month....

Skeletor playing drums, found on Joystiq.comLast night's town hall meeting on the proposed noise ordinance changes drew a record turnout at Momo's, bringing out a crowd that consisted mostly of local venue owners, musicians, and longtime residents. As we mentioned yesterday, the meeting was held to discuss a proposal put forth by the Austin City Planning Commission that would basically lower the decibel (dB) rating for music venues from the current limit, 85 dB, to......

As you have probably heard by now, the Planning Commission voted to deny CWS Capital Partners' variance request, which would have allowed them to build condo towers within 150 feet of Lady Bird Lake in exchange for demolishing their existing structures and donating the land along the shoreline to the city (approximately the pink bit in the top left of the image above). As a result, the existing structures will almost certainly be re-built......

Math teacher at Bowie high school wins a national education award worth $25,000. Last night, the Planning Commission voted against proposals made by CWS to develop land so close to Lady Bird Lake. TxDOT used cameras hidden in orange barrels to collect license plate data for a transportation study. Staph infections making the rounds at Austin high schools; 10 Anderson football players have been affected in recent weeks. As if we needed another reason......

An Austin Business Journal article last Friday assuaged some of our fears about the hike-and-bike trail gap. The article isn't 100% clear on the point, but it sounds like CWS Capital Partners is not going to rebuild the existing structures even if the variance they are seeking is not granted. According to the ABJ, Greg Miller, a VP at CWS, said if the variance is not granted CWS will build one big tower instead......

As you may recall, CWS Capital Partners is trying to build a new residential development in the place of some aging condos on the shore of Lady Bird Lake between the Statesman's offices and East Bouldin Creek (where the hike and bike trail currently dead-ends). The Parks Board has voted to recommend that the Planning Commission deny CWS Capital Partners’ request for a variance that would allow it to build 150 feet from the......

When we last posted about the Mean Eyed Cat, we didn't really understand what the problem was. Why did they need a petition to get a zoning change to keep on doing what they were doing? With time (and "articles" by real media publications that do "research") comes clarity. It has now become clear that the Old West Austin Neighborhood Association is the driving force behind the attempt to deny the rezoning request. If......

Tuesday night, the Planning Commission recommended approval of a zoning change near South Lamar and Manchaca - property which includes Habibi’s Hutch, a particularly awesome South Austin day care run by Andrew Urbanus (shown right), to allow construction of a project including 45 townhomes, 360 apartments, 20 live-and-work units, and 18,000 square feet of retail. The change would allow Cypress Realty to take advantage of VMU development incentives, which include relaxed requirements on setbacks, building......

After years of dormancy and abandonment, the old Treehouse restaurant and nightclub -- a swinging joint back in the 80s, now an eyesore in a prime development location -- will finally be replaced with something new. Construction on the project -- a high-end, luxury condo building called 1155 Barton Springs -- will begin by the end of this year. For over seven years, developers Elisabeth and Steffen Waltz and their partners have butted heads with......

Among the many exciting items on tomorrow's City Council meeting agenda is the fate of CLB Partner's 32-story condominium tower at 7th & Rio Grande. Also on the list are the Retail Retention and Enhancement Program for Congress Avenue and East 6th Street, the Mayor's Climate Protection Plan, the Town Lake Hyatt condo plan, VMU opt-in/opt-out and the Big Box ordinance. The Statesman has a rather bizarre article on the controversy surrounding this development.......
