Council Weighs Green Options
Katherine Gregor at the Chronicle is pushing Catellus' proposal based on the strength of their performance so far at Mueller and the fact that they are a "master developer" instead of a "project developer." That means they retain control of the overall project, but bring in other developers to do the actual building. At Mueller, the result so far is that you can buy a single family house from several indistinguishable sprawlrific homebuilders. Initial plans for Brooklyn-esque row houses have turned out more like Plano-esque McMansions divided into fourplexes. Promises for live-work lofts continue to be unfulfilled. ROMA's street/alley layout has kept Mueller from descending into standard sprawl, but just barely. The "master developer" concept has some merit, but that alone isn't enough for us to give Catellus the nod.
All the proposals focus on hot topics like sustainability and affordable housing. They are all primarily residential, except Simmons Vedder, which includes a near even mix of residential and office space. Three of the five include hotels. Forest City's proposal is the prettiest (and they did the 360, which we think is the best looking of the recently built towers). Trammell Crow has the most parking. Stratus has substantially more retail space than the others. Plus, while the others propose destination retail like movie theaters and bookstores (so 20th century), Stratus would bring retail aimed at serving downtown residents. Our pick? Stratus had us at HEB.
