KVUE News is reporting that developer CWS Capital has reached an agreement with
SaveTownLake.org and the
South River City Neighborhood Association regarding the proposed redevelopment of 222/300 Riverside.
The deal is apparently that the existing apartments will be torn down, the 150 feet closest to Lady Bird Lake and 80 feet closest to East Bouldin Creek will become parkland (between the green lines in the image), CWS can build condos up to 35 feet high between 150 and 200 feet from the lake and 80 to 130 feet from the creek (between the blue and green lines in the image), and CWS can build up to 96 feet high more than 200 feet from the lake and 130 feet from the creek (between the blue and purple lines in the image).
The plan must be approved by city council, but this sounds like a great compromise and a win for everyone involved. More important, it sounds like a win for Austinites, who will get the benefit of an extended hike and bike trail and move one step closer to closing the gap.
Note to the architects: The image is a total guess and probably way off. We didn't even measure. Don't use it to build the buildings.
I suspect we can also thank the housing slump. CWS downsized the project a lot, more than it had to, I think.
