21c Museum Hotel to Rise on Brazos

Plans have been released for a new 44-story condo/hotel/museum tower on Third Street between Brazos and San Jacinto. It would be the second such tower by ACE (Art Commerce Entertainment) Unlimited - they did a similar tower in Louisville, Kentucky.

21cAustin.jpgThe plans call for a nearly even split between hotel rooms and condos, plus a restaurant, café, contemporary art museum, and artist lofts (below market rentals). Various architects are involved in the project: Deborah Berke & Partners Architects LLP, Goody Clancy Architecture, and Susman Tisdale Gayle.

The design looks solid - lots of street front retail space, nice sidewalks, underground parking. We're guessing that the blackish bit on the left is the hotel and the tan/glass bit on the right (the part which goes up to 44 stories) is the condos.

The Statesman has a nice profile of the art-collecting, bison-farming couple behind the project.

    I believe the 5K figure reflects the size of the 21c in Louisville. My understanding is that the Austin 21c will be close to 8K in museum space.

    It's too bad it's only a 5000 sq foot museum space, but that's better than nothing. A lot of art -could- be squeezed into that, but I'm betting that as with most contemporary art galleries, we'll be lucky to get 50 pieces in there.

    In 3 years, when the building is expected to open, $300K could either be the going price for 3,000 sq ft McMansions within walking distance of downtown (if the bubble pops) or the going price for a 700 sq. ft. falling down shack in the same area (not much higher than now).

    Price estimates for vaporware like this building are useless, so I wouldn't be too upset if the prices diverge from the quoted estimates.

    I'm officially bored with new development in this town. Every few days it is the same rendering. Although, for this one they added some red penguins. Oooh.

    The article says the condos will start at 300k; sometime tells me that by the time they're actually for sale, it may be a lot higher.
