
The City of Pflugerville has reached a deal with NewQuest Properties to develop a million square foot strip mall at the southwest corner of the intersection of Toll Road 45 and Toll Road 130. The deal? NewQuest builds the strip mall and Pflugerville gives NewQuest $13.2 million. The proposed major anchors for the strip mall are a Super Target and a Home Depot. Cat Callen, mayor of Pflugerville, said "Pflugerville has a real need for more retail establishments to serve its residents, but not bad enough that we would be satisfied with a plain box surrounded by a parking lot." We're not sure what she means, because the site plan approved by the city looks a lot like a plain box surrounded by a parking lot. Is she really that excited about the limestone-encrusted signs?

I literally just two days ago was trying to explain to somebody contemplating a move from central Austin to Pflugerville that P-ville's "cute downtown" might not last for long as P-ville goes whole hog on strip malls. Argh.
This is the town that has suburban housing laid out in a grid for as far as the eye can see? This is the town that for all intents and purposes is ONLY big box retailing and suburban houses? What are they talking about?
Probably they were just talking because they were trying to distract us from the fact that for some reason a city is paying a bunch of businesses it already has to open new stores. In Austin we sue them and they still open the stores. In Plfugerville they pay the store to open.

How exciting! Just what we all need. Another Old Navy, Home Depot, Petsmart, Best Buy, Chili's, Borders and whatever other generic store that is probably a mile down the road from this construction site that I failed to mention.
Tim's not kidding - the majority of Pflugerville is absolutely hideous, with little to no zoning creating a sprawling mess of ugly houses (mostly 1-side brick, ugh) stacked on top of each other, with an occasional Sonic or Walgreens to break up the monotony. Feh.
The very idea of 'Pflugerville' needs to not exist. Same for some place called 'Round Rock'.

Pflugerville has tons and tons of zoning. The ugly stuff you see is the result of, not the absence of, their zoning codes. Most towns in this country (including, still, Austin) have zoning codes which effectively mandate that kind of neighborhood.
And at the same time, most of the neighborhoods people today are desperately trying to get into could not be legally built under the current zoning code.
And please, nobody, bring up Houston. They've got a set of rules which are just as restrictive or moreso - they just don't call them "zoning".
Does this mean we can tear down barton creek square? Brick. By. Brick?
Same old crap that will dry up and blow away when gas goes up to $10 a gallon.
