Here are a few real estate listings that have come on the market in the past week:

1107Maufrais.jpg1107 Maufrais - $450,000, 1710 square foot bungalow on the second-coolest named street in Austin (Possum Trot is the coolest). Good price for this size given the location - one of the nicest blocks in Clarksville. Exterior is a little boring, but the interior looks great.

3013S5th.jpg3013 South Fifth - $232,000, 768 square feet. Sorry kids, its expensive in 78704. This one is tiny, but its nicely done with a lot of original features. Plus, it has a huge lot.

1007Cedar.jpg1007 Cedar Glen - $159,950 for 1,325 square feet on a huge lot. The downside? South of 290. 78745: When you're priced out of 78704. It's not just a way of life, it's a bumper sticker.

Those 78745 bumper stickers are brilliant.

John Kelso has a hilarious, if somewhat bitter, column about it this week:

78745: It's not just a zip code, it's an escape from all those yuppies in 78704

How do you pick these houses? Either you've just picked the ugliest house in 78745 or my house has crazily escalated in value. Maybe it's the fact it's within walking distance of the High School?

I do like the direct comparison between 78704 and 78702 though. For an extra bedroom and less than 200 more square feet you can anti up an extra $100,000.

I don't think its bad, except for the teal and some of the interior deco choices, all of which are pretty easy to replace. I haven't actually "seen it in person." Nice trees, interior beams, some nice stone (I know I bag on stone a lot, but I like it on older houses, as long as it looks like it was built out of stone, not crusted over with stone). I think it could be great with a little white paint. Plus, the realtor's website is awesome.

I actually picked it in kind of a rush, since the one nearby that I had planned to use changed from Active to Pending this morning. It seems like houses in this area are selling pretty quickly at the $150k price point. Your house has almost certainly escalated in value - housing in Austin is mad hot, even though the rest of the country has cooled off.

Hey! That first one is MY HOUSE! I mean, I don't own it, but my wife and I are living in it right now (renting it). That's our stuff in those pics. Heh.

I can recommend the house and location. Except we don't want to move out, so ... um ... it's full of ghosts. And, huge, uh ... spider monsters.

Note that that SF rating includes a garage apartment, so the house itself is smaller than that makes it seem. But having a garage apt. is pretty cool I guess.

Please don't list 78745 houses as alternatives to 78704 houses. I live in the ghetto and I like it that way. Don't make me move to Houston.
